Top Benefits of Building Information Modeling (BIM)
In the AEC industry, BIM is being used for several years. Recently, in India, it is used in many construction projects. There are many misconceptions about BIM, one of them is that it only refers to 3D model. BIM is actually a process for creating and managing all information about the project, leading to output known as Building Information Modeling, which contains the digital description for every aspect of a Physical project.
Here are the main benefits of Building Information modeling (BIM):-
1] Better collaboration & Co-ordination
In the AEC industry, every project is always complex. There are many stakeholders and service providers at different processes. It is essential to share critical information and collaborate at different stages of projects. During design stages, many clashes occur in architectural, structural, and MEP design.
The core benefit of Building Information Modeling (BIM) is information. BIM model has information that finds the clashes at the pre-stage construction process and resolves with the design team. Through cloud functionality and integration scope BIM ensures accurate coordination and process collaboration.
2] Easy & Smooth Visualisation
AEC industry uses conventional paper design or 2D design to showcase the fact of the project. In reality, 2D designs are difficult to understand. It results in the complicated on-site design of drawings.
BIM model provides a 3D showcase which helps in better understanding and collaboration. It helps to reduce cost with accurate quantities. It provides simulation which allows a client to experience the physical twin of the building.
3] Eliminating on-site re-designing & rework
Most of the time, the constructed building is quite often different from the first blueprint. Many designs undergo numerous changes before construction and during construction on-site.
BIM provides a real-time prototype view of the building.it is a digital twin of the first blueprint. It helps in eliminating lots of reworking in design and on-site rework.
4] Cost-effectiveness
Quantity calculation of raw material is the crucial stage in any construction project for estimation. Traditionally, 2D drawings and thumb rules are used to calculate the cost of the project.
BIM helps to take off quantities that are far more accurate and precise. In the BIM model, you can run clash detection which helps to cope up with possible clashes. It helps in reducing cost and lots of material wastage.
5] Clash detection
In MEPF, 2D drawings cannot justify the clearance between the members. Traditional methods use 2D drawings which are difficult to understand. Due to traditional ways, we can't find the clashes occurring between MEPF, architectural member & structural member.
BIM provides clash detection between MEPF, architectural members, and structural members by which we can reduce the rework needed by avoiding clashes. It provides an opportunity to plan it right away before the construction on-site. You can avoid last-minute changes and unforeseen issues.
This means the entire design and construction process will go as planned. Excessive time in redesign and labor can be saved, eventually resulting in overall cost reduction.
